The measures are aimed at improving properties’ energy efficiency and reducing unnecessary electricity consumption during the summer, without compromising the health and wellbeing of our customers.

The measures follow on from Antilooppi’s energy-saving action last year. As a responsible real-estate owner, we are committed to enhancing our properties’ environmental responsibility and offering our clients ever more sustainable and low-emission spaces. By focusing on conditions at our properties this summer, we can achieve significant energy savings and improve our spaces’ energy and environmental efficiency.

We are constantly working to enhance well-being on our premises. To prevent spaces from being excessively cooled, we will generally keep the indoor temperature at our properties at 25° or below in the summer. To ensure good indoor air conditions, we will pay special attention to ventilation and maintaining the highest indoor air quality. This will be achieved when the indoor temperature stays below 25° 90% of the time.

We want to secure the best possible working and indoor air conditions for our clients at our properties all summer long. Our energy-saving measures will help limit our properties’ electricity consumption and, consequently, our maintenance costs, which also benefits our clients. Because every property is different, we take energy efficiency measures and monitor temperatures at each property in close cooperation with property managers, property maintenance and our energy manager. In addition, we invest in things like lighting optimization to avoid electricity wastage.

We will be monitoring our properties’ conditions and how facilities such as our cooling equipment work throughout the summer, while also preventively evaluating repair needs. We take constant energy efficiency action in cooperation with our sites’ property managers, our energy manager, and the sites’ maintenance teams.

In addition to green transition of the environmentally certified property portfolio, the company achieved a 77% reduction in emissions compared to the base year and accelerated the success of the sustainable space concepts Always Ready and POOL. The year 2024 was a strong for Antilooppi both in terms of sustainability and leases, despite the challenges to the industry from the markets and operating environment. The new Sustainability Report details the year’s most important steps forward, from progress on climate goals to more sustainable space solutions to support clients’ changing needs. Antilooppi leased a record amount of new office space and significantly increased its offices’ occupancy rate. Concurrently, client satisfaction reached a record new level.

Antilooppi leads way in real-estate green transition
The focal points of Antilooppi’s sustainability efforts are carbon neutrality and well-being. The company is committed to the UN Sustainable Development Goals and the international Net Zero Carbon Buildings Commitment, which sets the aim of a carbon-neutral property portfolio by 2030.

The company’s carbon road-map actions are progressing as planned, with some targets being exceeded: Antilooppi achieved a 77% reduction in emissions compared to the baseline year of 2021 (scope 1 and 2 emissions). All properties use renewable wind electricity, 11 properties are equipped with their own solar power plants, and over 60% of the property portfolio is completely carbon-neutral in terms of energy consumption. The year 2024 was the first full operating year in which the Antilooppi property portfolio was completely environmentally certified with internationally recognized LEED or BREEAM environmental certificates. In line with the company’s goals, two properties’ certificates were upgraded to the BREEAM Excellent level.

In 2024 Antilooppi also strengthened the role of climate-change adaptation in its sustainability strategy, conducting broad-reaching action to anticipate and manage the effects of climate change on its properties.

Healthy offices and flexible spaces support well-being
As a responsible real-estate owner, Antilooppi considers it important to provide its clients with safe and healthy workspaces. At the heart of the company’s business is creating workspaces that promote the well-being both of humans and the environment. This vision is seen in flexible and sustainable space solutions, whose success story continued in 2024.

The POOL flexispace concept – Finland’s first carbon-neutral office network – continued to grow, as did its occupancy rate. The newest addition to the network, POOL Verk in Kalasatama, Helsinki, is furnished solely with recycled furniture as one demonstration of Antilooppi’s commitment to the circular economy. The demand for turnkey, high-quality, and sustainably finished Always Ready offices also remained strong.

“We make spaces for people. Well-being is another focal point of our sustainability efforts, one we promote through pleasant spaces, extensive services and building technology solutions. Sustainability is integrated in the core of Always Ready and POOL, and the POOL Verk is a fine example of this. We develop our sustainable solutions with our clients at the centre. As part of our promotion of well-being, it’s important for us to increase team spirit and interaction, and in 2024 we were involved in facilitating dozens of events at our properties,” Koivula says.

Sights on indirect emissions and property-level sustainability
Antilooppi is resolutely continuing its sustainability endeavours. It is reducing emissions steadily as its goal of carbon neutrality by 2030 approaches, and next the company will focus more strongly on the indirect emissions in its value chain. In addition, Antilooppi is promoting the green transition of its portfolio in line with its sustainability metrics, such as the properties’ energy efficiency, EU-taxonomy alignment and increased renewable energy consumption.

“The sustainability goalposts are moving, and we have a lot to catch up on. Through our active work, we are accelerating our green transition journey and are continuing to drive sustainability as an integral part of our business. We’re not doing this alone, but in collaboration with our stakeholders, clients, partners and Antilooppi employees, who are crucial as we travel on our sustainability journey,” Koivula says.

The real-estate owner Antilooppi saw its rental business and spatial concepts continue their strong growth in 2024. The excellent year was due to Antilooppi’s client-centric model and long-term work to fulfil its clients’ needs.

The demand for Antilooppi offices rose in 2024. The company achieved a record in new leasing, letting 50,000 m² in new office space, an increase of 44% on the previous year. In addition to leases with new clients, the figure includes additional spaces let to current clients, totalling 15,000 m². Including lease renewals, the total floor area let by Antilooppi in 2024 was 108,000 m². The occupancy rate of Antilooppi’s offices rose significantly, by 6 percentage points from 2023.

Antilooppi has worked over the long term to respond to a changing market in which clients’ needs shift rapidly and companies remodel their premises at a rapid pace. Antilooppi does not just let offices: it constantly develops novel solutions which adapt to clients’ business and changing needs.

“The world of work and the conditions we need to work are no longer uniform. For a long time, we’ve developed our portfolio, products and operations so we can offer our clients adaptable offices and services that suit their needs, no matter that their needs are or how they work. In addition to its rental business, Antilooppi increased the demand for its spatial concepts in 2024. Antilooppi aims to create innovative spaces which support both its clients’ business and the environment as the world of work transforms. The Always Ready spatial solution offers sustainable turnkey offices, and almost all the Always Ready offices launched in 2024 were let immediately. The occupancy rate in POOL flexispaces also rose significantly during the year.

Antilooppi is continuing the energy saving efforts this winter, too. The energy-saving measures across its portfolio will help ensure energy efficiency and support Antilooppi’s long-term work to combat and mitigate climate change.

As the heating season begins, it is again time to pay attention to buildings’ energy consumption. Antilooppi, known for its sustainability work, will focus on energy-efficient indoor temperature levels in its properties this winter as well, without compromising indoor air conditions.

The goal is to ensure the best possible conditions and indoor climate class in all buildings. During wintertime, this means an average temperature of 20.5–22.5 °C. The aim is to avoid exceeding the upper limit of the indoor air temperature, so to ensure that we do not compromise a good indoor climate or cause additional heat consumption. As before, special attention is paid to the indoor air conditions of the premises throughout the winter.

“We want to offer our clients the highest quality and optimal energy efficiency in their workspaces year-round. The energy efficiency measures are an important part of Antilooppi’s long-term sustainability work to reduce the climate impact of the built environment. The energy savings achieved will reduce buildings’ carbon footprint while simultaneously being a step towards Antilooppi’s goal of carbon neutrality by 2030.

Amer Sports has had a new address since May: the historic Antilooppi property of Siltasaari 10. The building’s location and exceptionally high sustainability level, as demonstrated by LEED Platinum and WELL Gold certificates, attracted the company to the “pearl of Hakaniemi”.

Amer Sports has found a new home for its head office in the Antilooppi property of Siltasaari 10.

Amer Sports, known for its iconic sports and outdoor brands, has leased new premises from real-estate owner Antilooppi. The global group of sports and outdoor brands had been based in the Konepaja block of Vallila, Helsinki, but wanted to find premises that better met its needs in a good location. It was not just the high-specification facilities which attracted the company to Siltasaari 10, which was completely renovated in 2021, in Hakaniemi. The building’s exceptionally high sustainability level played a role too.

“Our goal is always to find the best spatial solutions for our clients. Siltasaari 10 is a quality location that meets the most exacting sustainability requirements. We’re delighted that the values of Amer Sports and Antilooppi align, and that the property supports sustainable development goals. We’re proud to be able to welcome Amer Sports’ staff and their guests to the building,” says Pia Teräs, Asset Manager at Antilooppi.

“Amer Sports was looking for a new office with good services and transport links somewhere close to Helsinki city centre. Siltasaari 10 offers both those things. What’s more, the building’s environmental criteria match our values and requirements well, because sustainability is at the heart of everything we do. In a new location, we were looking for energy efficiency and scalable spaces,” says Miika Temisevä, Vice President of HR, Group Functions & Strategic Programs at Amer Sports.

Siltasaari 10 received well-deserved recognition in 2022, when it was awarded a Platinum-level LEED v4 environmental certificate with the highest score in Finland. In 2023, the building earned a WELL Gold certificate, which is comparatively rare in Finland, as testimony to the positive impacts of the building on its users’ wellness.

At Siltasaari 10, sustainability is visible in tangible ways. They include energy efficiency, low-carbon solutions, clean indoor air. Sustainability here also means convenient services, such as parking for 400 bikes and excellent shower and changing facilities. The building is next to tram stops and Hakaniemi metro station, providing excellent links to the city centre and the rest of the Helsinki region.

“We were impressed by the general level of quality and services in the building. We also valued how flexible the spaces are and the shared facilities, such as the bike park, conference rooms and event spaces,” Temisevä says.

Amer Sports moved into Siltasaari 10 in May. Its new offices, extending to around 1,500 m2, are designed to meet the company’s needs and make use of modern multipurpose and open-plan office solutions. A counterweight to the efficient office spaces are the lounge-style break rooms, where employees can relax and socialize.

Greenhouse gas emissions down by over 60% from comparison year

Antilooppi achieved an important strategic goal at the end of 2023. Its entire property portfolio reached 100% environmental certification through its excellent BREEAM and LEED ratings. Antilooppi is one of the first large real-estate owners in Finland to achieve certification of its entire portfolio.

“Sustainability has always been an essential element of Antilooppi’s business. Sustainability is crucial to our strategy and one of our values which we’ve strongly integrated across our business. We develop our existing real-estate portfolio and the adjacent areas sustainably with our clients’ views in mind. Last year, we once again reached fantastic milestones and took many tangible sustainability steps. We’re particularly proud of getting certification for our entire real-estate portfolio to internationally respected BREEAM and LEED ratings. We made big leaps in the sustainability of our properties and products. With the help of our turnkey Always Ready spaces, we significantly reduced our environmental impact. Antilooppi has committed to carbon neutrality by 2030, and it is well on its way to this goal: greenhouse gas (GHG) emissions in 2023 were 62% lower than in the comparison year of 2021 (Scope 1 and 2 emissions). The electricity consumed at all Antilooppi properties originates from renewable sources. In 2023, Antilooppi built seven new power plants in addition to the existing four. Of Antilooppi’s properties, 12 are already completely carbon neutral in terms of energy consumption, up from eight in 2022. The POOL flexispace network, which is now the largest in the Helsinki region, also achieved complete carbon neutrality across the network in 2023. POOL is Finland’s first carbon-neutral office network.

In addition to carbon neutrality, Antilooppi’s other focal point is well-being. In 2023, Antilooppi earned its first WELL certificate: this rates the impact of spaces on their users’ health and well-being. Siltasaari 10 in Hakaniemi, Helsinki was one of the first office properties in Finland to be WELL certified. It had previously earned a LEED Platinum environmental certificate with the highest score in Finland. The facilitation of well-being, meetings between people, and seamless work-life balance guide Antilooppi’s operations and the long-term enhancement of its properties and the surrounding areas.

“We are continuing to promote our sustainability programme as part of our commercial operations. Our goals are ambitious, and there’s still lots to do in future. We want our offices to support our customers’ well-being and productive work with consideration for crucial climate targets. Onwards with the green transition

Antilooppi intends to promote the green transition in line with its carbon-neutrality road map. In addition, this year Antilooppi has added climate-change resilience as a new theme in its sustainability programme. As well as slowing down climate change and reducing emissions, people must adapt to the effects of climate change, which will inevitably be felt in real estate. Alongside its resilience efforts, the company is focusing on the emission targets for the value chain.

Antilooppi has committed to the UN Sustainable Development Goals (SDGs) and to carbon-neutral energy consumption by 2030 as part of the global Net Zero Carbon Buildings commitment. In 2021, the company was one of the first in the sector to make a commitment to carbon-neutral construction by 2030. That year, Antilooppi achieved the goals of the Finnish office real-estate energy-saving agreement of 2017–2025 four years early. Antilooppi has chosen six of the UN SDGs as the most significant for its operations: Good Health and Well-being, Decent Work and Economic Growth, Sustainable Cities and Communities, Responsible Consumption and Production, Climate Action, and Partnership for the Goals.

An Antilooppi property, a former bank at Paasivuorenkatu 3, Hakaniemi, Helsinki, has been selected as the main stage of the largest design and architecture festival in the Nordic countries.

Helsinki Design Week and real-estate owner Antilooppi are to continue their collaboration: once again, Antilooppi will be a main partner for the Week. The theme of this September’s event is Underneath, taking visitors deep into the design process and the development phase. The venue for the main event during Helsinki Design Week is at Paasivuorenkatu 3 in the Hakaniemi area, a property owned by Antilooppi.

“We see strong potential in Hakaniemi, an area undergoing exciting changes, as people are already interested in the district. In future, people will want to continue coming to work in an urban environment, and meeting other people will be a significant part of the world of work. The real-estate owner Antilooppi is again expanding its POOL flexispace network. It now offers the widest range of serviced spatial solutions of different sizes across the Helsinki region. The newest location, POOL Verk, was opened in February in the Kalasatama area of Helsinki. It is next to Teurastamo, a complex buzzing with culture, people, events and amenities.

Every detail down to the fittings, lights, small objects and potted plants has been carefully considered.

Gofore Plc chose Siltasaari 10 as its new Helsinki metropolitan area office, motivated by quality, adaptable premises that support its employees’ well-being. The state-of-the-art facilities and services and the completely refurbished building also influenced Gofore’s choice.

Antilooppi’s Siltasaari 10 property in Hakaniemi, Helsinki, has received a significant new tenant: international digital transformation consultancy Gofore is gradually moving into the building by the start of 2025. The building’s Platinum LEED v4 environmental certificate, with the highest points in Finland, also weighed in the balance. In 2023, the property earned a WELL Gold certificate, which is rare in Finland, as testimony to the positive impacts of the building on its users’ wellness. Real-estate owner Antilooppi has achieved BREEAM or LEED environmental certification for its entire property portfolio, as one of the first and largest companies in the field in Finland. This is a significant achievement given the size of the real-estate portfolio and the excellent ratings awarded to individual properties.

The Finnish real-estate investment firm Antilooppi has achieved its important strategic aim of environmental certification for its entire portfolio. Antilooppi, which is known for its long-term sustainability efforts, is one of the first real-estate owners to achieve complete certification of such a sizable portfolio, over 400,000 lettable square metres. In addition to offices in the capital area of Finland, the company also owns the Ruoholahti shopping centre in Helsinki.

Siltasaari 10 in Hakaniemi

Most of the company’s office properties have achieved a BREEAM In-use environmental certificate. Of the BREEAM In-use-certified properties, as many as 10 have achieved an Excellent rating and the remaining 18 a Very Good rating. Of the five LEED-certified properties, two have achieved the highest level, Platinum: Siltasaari 10 in Hakaniemi and Lintulahdenvuori in Suvilahti, both in Helsinki.

Progressive sustainability in response to client needs

Impartial third-party certification is an important part of Antilooppi’s sustainability efforts, as it helps demonstrate the level of properties’ sustainability, as well as meeting stakeholders’ sustainability expectations. Client companies increasingly appreciate sustainable offices, which is reflected in their expectations: they expect not only environmentally certified premises, but also sufficiently high levels of certification.

Certification, which must be renewed every three years, also serves as an important tool to guide the continual development of properties’ environmental sustainability. Antilooppi has also set the goal of achieving carbon neutrality by 2030.

BREEAM (Building Research Establishment Environmental Assessment Method) and LEED (Leadership in Energy and Environmental Design) are the world’s most respected environmental certification systems for buildings. BREEAM In-use evaluates the environmental efficiency of buildings holistically in several areas. These include health and well-being, transport, energy, water, materials selection and resources, risk management and resilience, land use and ecology, and emissions management. The LEED certification system, in turn, also comprehensively assesses buildings’ sustainable development solutions.
