Antilooppi, a real-estate owner focused on office properties, achieved 100% certification of its portfolio, launched a completely carbon-neutral flexispace network and built seven new solar power plants in 2023. Read Antilooppi’s new Sustainability Report.

Antilooppi has continued its sustainability efforts through significant and tangible steps forwards. In spite of the changes on the markets and in the business environment, last year was a good one for Antilooppi, both in terms of its rental business and progress towards its sustainability goals. Clients now demand more. This is a good thing for a company that values flexibility and sustainability while providing quality, client-centric solutions. Antilooppi has an ambitious sustainability strategy. That allows it to help its clients progress faster towards their own sustainability goals.

Greenhouse gas emissions down by over 60% from comparison year

Antilooppi achieved an important strategic goal at the end of 2023. Its entire property portfolio reached 100% environmental certification through its excellent BREEAM and LEED ratings. Antilooppi is one of the first large real-estate owners in Finland to achieve certification of its entire portfolio.

“Sustainability has always been an essential element of Antilooppi’s business. Sustainability is crucial to our strategy and one of our values which we’ve strongly integrated across our business. We develop our existing real-estate portfolio and the adjacent areas sustainably with our clients’ views in mind. Last year, we once again reached fantastic milestones and took many tangible sustainability steps. We’re particularly proud of getting certification for our entire real-estate portfolio to internationally respected BREEAM and LEED ratings. We made big leaps in the sustainability of our properties and products. With the help of our turnkey Always Ready spaces, we significantly reduced our environmental impact. The success of these spaces tells its own story about the high demand for sustainable spatial solutions,” says Hannamari Koivula, Head of Sustainability and Property Management.

Antilooppi has committed to carbon neutrality by 2030, and it is well on its way to this goal: greenhouse gas (GHG) emissions in 2023 were 62% lower than in the comparison year of 2021 (Scope 1 and 2 emissions). The electricity consumed at all Antilooppi properties originates from renewable sources. In 2023, Antilooppi built seven new power plants in addition to the existing four. Of Antilooppi’s properties, 12 are already completely carbon neutral in terms of energy consumption, up from eight in 2022. The POOL flexispace network, which is now the largest in the Helsinki region, also achieved complete carbon neutrality across the network in 2023. POOL is Finland’s first carbon-neutral office network.

In addition to carbon neutrality, Antilooppi’s other focal point is well-being. In 2023, Antilooppi earned its first WELL certificate: this rates the impact of spaces on their users’ health and well-being. Siltasaari 10 in Hakaniemi, Helsinki was one of the first office properties in Finland to be WELL certified. It had previously earned a LEED Platinum environmental certificate with the highest score in Finland. The facilitation of well-being, meetings between people, and seamless work-life balance guide Antilooppi’s operations and the long-term enhancement of its properties and the surrounding areas.

“We are continuing to promote our sustainability programme as part of our commercial operations. Our goals are ambitious, and there’s still lots to do in future. We want our offices to support our customers’ well-being and productive work with consideration for crucial climate targets. Through our actions, we promote a more sustainable real-estate business while simultaneously accelerating our clients’ and their entire real-estate sector’s carbon reduction and sustainability,” Koivula says.

Onwards with the green transition

Antilooppi intends to promote the green transition in line with its carbon-neutrality road map. In addition, this year Antilooppi has added climate-change resilience as a new theme in its sustainability programme. As well as slowing down climate change and reducing emissions, people must adapt to the effects of climate change, which will inevitably be felt in real estate. Alongside its resilience efforts, the company is focusing on the emission targets for the value chain.

Antilooppi has committed to the UN Sustainable Development Goals (SDGs) and to carbon-neutral energy consumption by 2030 as part of the global Net Zero Carbon Buildings commitment. In 2021, the company was one of the first in the sector to make a commitment to carbon-neutral construction by 2030. That year, Antilooppi achieved the goals of the Finnish office real-estate energy-saving agreement of 2017–2025 four years early. Antilooppi has chosen six of the UN SDGs as the most significant for its operations: Good Health and Well-being, Decent Work and Economic Growth, Sustainable Cities and Communities, Responsible Consumption and Production, Climate Action, and Partnership for the Goals.

The keys to a successful year were a strong strategy and our ability to respond to our clients’ growing expectations with our in-house team.

Antilooppi had a successful 2022 in spite of the challenging environment. The turbulent global situation failed to weaken the company’s profitable rental business. Antilooppi rented a total of 86,000 square metres of office space to its clients. The rental demand shows there is ample need for quality office space.

“Last year was excellent in terms of our rental business and together with our customers we were able to find great solutions for the changed work environment needs”, Esa Mattila, Head of Asset Management at Antilooppi, says.

A particular driver of success last year was Antilooppi’s strategy, which steers the company to manage and develop its portfolio responsibly over the long term. Instead of merely renting offices, Antilooppi uses clients’ needs and operations to create flexible, functional and innovative space solutions. Another factor of success last year was Antilooppi’s diverse internal skill set. The shift in how work is done has created new questions about where work is done, which the company resolves with its agile in-house team.

“The change in the world of work means our clients’ needs are now more diverse. Companies now want flexible spatial solutions to support their business goals and changing needs. We are strongly placed to solve these questions with our clients and to quickly find the right solutions for their precise situation,” Mattila says.

Our rental business was not the only area to grow positively. Our clients were also even more satisfied with us. Our annual survey, conducted by KTI, showed our Net Promoter Score had risen by 14 points.

Rapid development at two Antilooppi properties in Helsinki

POOL Lounge at Siltasaari 10

Antilooppi manages real-estate assets worth €1.4 billion in the Helsinki region. The company is a significant owner in the Hakaniemi and Ruoholahti areas of Helsinki, where it took notable steps forward in 2022.

One of the most important recent milestones was the complete renovation of the historic Siltasaari 10 building in Hakaniemi. Sustainability is an increasingly important factor when companies choose premises. Therefore, Siltasaari 10 offers businesses end-to-end sustainability, from carbon-neutral energy consumption and recycling to green mobility. In 2022, this property was awarded the respected LEED Platinum environmental certificate. It received the highest score in Finland in the current version 4 of the rating system. The number of tenants choosing Siltasaari 10 has surpassed all expectations. They include the PR firm Tekir and the IT company Vainu.

Always Ready office at Hakaniemi

In addition, Siltasaari 10 is home to Antilooppi’s POOL Flexible Offices and turnkey Always Ready offices, which offer high-quality and readily sustainable workspaces. The Always Ready concept was launched in 2022 and is already available in nine buildings.

Many new leases were also signed in the Ruoholahti area, where Antilooppi has established its presence as a major real-estate owner. The industrial chic Kiila building, the functionalist Tallbergintalo building and other properties in the area are particularly valued by companies seeking first-class premises in an ideal location. The properties also offer our clients top-notch sustainability. The Sulka and Poijut buildings on Porkkalankatu in the area received BREEAM environmental certification in 2022. What is more, they achieved the coveted Excellent level. As a pioneer in real-estate sustainability, Antilooppi plans to certify all its properties during 2023.

The report contains the highlights of a successful year, in particular actions taken towards carbon neutrality and new kinds of pioneering workspace solutions.

Antilooppi, a real-estate investment firm in the Helsinki region, has published its 2022 Sustainability Report. Last year, the company took significant steps forward in its sustainability efforts, notwithstanding the challenging societal climate. Sustainability has always been an essential part of Antilooppi’s business, and tangible actions aimed at carbon neutrality particularly drove last year’s positive trend.

“At Antilooppi, sustainability has always been at the heart of our business and is one of the company values. We develop our existing real-estate portfolio and the adjacent areas sustainably with our clients’ views in mind. For us, 2022 was a significant year of sustainability, filled with concrete actions. We also took many tangible sustainability steps. We commissioned four new solar power plants, and eight of our properties made their energy consumption totally carbon neutral. Our entire portfolio switched to renewable wind electricity. In addition, we were one of the first to make extensive energy-saving measures a part of the national energy-saving campaign,” Hannamari Koivula, Head of Sustainability and Property Management at Antilooppi, says.

These actions reduced the company’s carbon dioxide emissions by 40% on the previous year. Antilooppi aims to achieve a completely carbon-neutral real-estate portfolio by 2030, both in terms of energy consumption and construction, in line with its Net Zero Carbon Buildings commitment. The next milestone is reducing emissions by 75% by 2025.

New sustainable workspace category, Finland’s first carbon-neutral office network, and Platinum-level sustainability

The focal points of Antilooppi’s sustainability strategy are carbon neutrality and human wellbeing. The company supports its customers’ success and wellbeing by providing creative, flexible and sustainable office solutions.

In 2022, Antilooppi brought a completely new office concept to market: Always Ready, which offers turnkey-condition, high-quality and completely sustainable workspaces. The sought-after POOL, a flexible space solution, continued to grow, expanding to the company’s properties in Tallbergintalo, Merikortteli, Siltasaari 10 and Stella Business Park. Antilooppi has recently launched POOL as a completely carbon-neutral concept, making it Finland’s first carbon-neutral workspace network.

“We want to create pleasant places to work that correspond to today’s professional needs and our customers’ changing expectations. That allows us to generate added value for our customers and support them in achieving their sustainability goals. When we work on our sustainability, we also take advantage of the internationally respected LEED and BREEAM environmental certificates. We’re progressing rapidly towards our goal of certifying our entire portfolio during 2023,” Antilooppi CEO Tuomas Sahi says.

In 2022, the certification level rose to 55% as eleven Antilooppi properties were awarded a BREEAM In-Use certificate. The Siltasaari 10 property achieved a LEED v4 Platinum certificate, scoring the highest points in Finland. In the near future, Siltasaari 10 is also expected to receive an exclusive WELL certificate, which testifies to the property’s value for users’ health, wellbeing and comfort.

Sustainability efforts continue on firm ground with customers

The Sustainability Report also explains the management, employee responsibility, stakeholder cooperation, key figures and goals of sustainability at Antilooppi. The company intends to accelerate its green transition in line with its carbon-neutrality road map by investing in its properties’ energy efficiency and generation of proprietary renewable energy. The EU taxonomy also guides sustainability efforts, and Antilooppi starts reporting on its portfolio’s conformity to the taxonomy from this year on.

“Our goals are ambitious, and there’s still lots to do in future. We hope that our actions allow us to promote a more sustainable property business and speed up our journey towards a lower-carbon, sustainable real-estate sector more widely. We want our offices to support our customers’ wellbeing and productive work with consideration for crucial climate targets. In addition to environmental sustainability, this year we’re focusing strongly on our other sustainability focal point, wellbeing. We’re progressing systematically towards our goals, aided by tangible sustainability actions,” Koivula says.

“We’ve found a model in which sustainability serves us well as a catalyst towards an even better business, regardless of the changes in the world around us. We’re thinking actively about what more we could do to make our business more sustainable. In future, we intend to develop our sustainability efforts in even closer cooperation with our customers and partners,” Sahi concludes.

The new solar power station in the traditional Paasitalo in Hakaniemi produces clean and renewable solar power for the property’s needs. The station began operating on 16 December 2022.

The construction of a new solar power station at the property at Siltasaarenkatu 12 was completed in December. The rooftop station will from now on produce responsible and completely emission-free solar power for the needs of Paasitalo.

Climate-friendly solar power is a renewable energy source with a low environmental impact that helps reduce the carbon dioxide emissions of the property and the amount of electricity it needs to buy. Solar power is an excellent support tool for Antilooppi to reach the goals stated in their sustainability strategy, in which the company is committed to switching to only using carbon-neutral energy and having a carbon-neutral real estate portfolio by 2030.

“Our carbon neutrality path guides us towards our climate goals through concrete sustainability actions. Promoting our own renewable energy production is an important part of this work. The solar power station in Paasitalo is a great achievement for us and yet another step towards reaching these goals,” says Hannamari Koivula, Head of Sustainability at Antilooppi.

The solar power station at Siltasaari 12 has a total of 99 solar panels and a total power output of 36.63kWp. The station will produce approximately 32MWh of energy for the property’s needs during the first year. Energy yields will peak during the summer season. The amount of produced energy is equal to the amount of annual energy consumption of approximately 20 one-room flats or to driving 125,000 kilometres with an electric car. The solar power station is produced by the electricity company Helen Ltd.

The new station is a part of the first phase of the solar power project at Antilooppi, in which four properties received their own rooftop solar power stations during 2022. The company has been making other long-term efforts in trying to switch to renewable energy as well: for example, Paasitalo and all the other properties of the company use 100% renewable electricity, and the company is constantly working towards increasing the share of renewable heat. Other ways of utilising renewable energy in the properties are actively explored as well.

 

The Ruoholahti Shopping Centre in Helsinki will be further invigorated this December with the arrival of a new ELIXIA fitness centre on the upper floors of the Shopping Centre. ELIXIA Ruoholahti will be a full-service fitness centre in two floors and a prime location close to the metro station and other convenient public transport. The new fitness centre will cover almost 1900 square metres.

“We are excited about opening a new fitness centre in a location that is so easy to get to. With public transport connections in all directions, the location of ELIXIA Ruoholahti will be even more accessible than our current location in Salmisaari. In addition, the shopping centre has parking for 1500 cars, making it easy to get to for customers arriving by car along the Länsiväylä motorway. The facilities at the new fitness centre will be located on two floors and include a popular cycling room in addition to a gym and group exercise rooms.  The second floor is being designed for free weights and active exercising,” says Jussi Raita, Country Manager for ELIXIA.

The new ELIXIA fitness centre will be located on the 3rd and 4th floors of the Ruoholahti Shopping Centre at Itämerenkatu 21. The upper floors are easy to access through the Shopping Centre or by elevator directly from the parking garage. The Ruoholahti Shopping Centre is being revitalised and promises an even better customer experience with more appealing spaces and a broader range of services.

The newly published sustainability report highlights the priorities of Antilooppi’s strategy in terms of carbon neutrality, wellbeing and responding to ongoing changes in working life.

Finnish real estate investment company Antilooppi, which focuses on office premises, has published its second annual sustainability report. Responsibility is one of Antilooppi’s core values, and sustainability priorities are closely integrated into both the company’s own operations and the flexible, innovative solutions of its premises.

Antilooppi is systematically progressing towards its goal of a carbon-neutral property  portfolio. The company is committed to the UN’s Sustainable Development Goals and carbon-neutral energy consumption  in line with the global Net Zero Carbon Buildings commitment by 2030. Last year, Antilooppi was among the first players in the industry to sign a commitment to include also carbon neutrality in construction. Antilooppi has also exceeded the targets of the Finnish voluntary Energy Efficiency Agreement for property sector  four years ahead of schedule. The digital remote monitoring of properties has generated significant annual energy savings of 1680 MWh, while the waste recycling rate has already been increased to 66% compared to the national recycling target of 55% by 2025.

“We are developing our existing property portfolio and the neighbourhoods around these properties in a sustainable way by listening to our customers. Our systematic and strategic responsibility work has achieved excellent concrete results. This work will continue by addressing issues such as the environmental certification of properties, the development of a carbon-neutral roadmap and increase in renewable energy. We have already reduced our carbon footprint each year, increased the share of wind power to 50 percent of electricity and begun building solar power plants. We are also investing in electric car charging points,” says Hannamari Koivula, Head of Sustainability and Property Management at Antilooppi.

 

Responsibility responds to changes in working life

The number of POOL locations will be further expanded with the addition of at least two new locations during 2022.

The renovation extended the lifespan of the building, and the facilities are designed to serve a changing, modern working life. Pitäjänmäki, or “Pitsku”, houses small and large companies that have already noted he up-and-coming area. Largely contributing to making Pitäjänmäki in again, is the Valimo 21 property with its renewed concept: it offers a casual premises environment with its organic coffee roastery, restaurants and exercise opportunities.

“Nowadays, a working environment is mostly a place for different encounters, team meetings and customer conferences, whereas the actual desktop work can be done almost anywhere,” says Hannu Hirvensalo, Business Development Manager at Antilooppi.

When creating the concept of the Valimo 21 property in Pitäjänmäki, it was important to offer customers premises meeting modern requirements with high-quality services in genuine surroundings. One of the fundamentals of Real estate investment company Antilooppi is understanding that the premises and their location cannot alone create the success of a customer company operating in the premises. A requirement for success is that the employees of the company feel well and healthy, are motivated and enjoy being at the workplace.

“For instance, our customers pay for general meetings rooms only according to the time they spend there. This is often cheaper for them than letting their own conference rooms stand empty for several hours a day in their own premises that are leased for a fixed rent. With modern premises, customer companies can use the services of the building only when they need them.”

Valimo 21 has evoked great interest, and the premises have found their tenants well right after the completion of the property’s renovation project that lasted for 18 months. Antilooppi has attracted significant tenants to the property, and the premises environment of Valimo 21 has adapted well to their needs. The attractiveness of Valimo 21 is proved by different leaders of their industries renting their premises from the property. The tenants include, for instance, a Scandinavian taxi company, a large ICT service company, Lappset manufacturing playground equipment and Staples that specialises in office supplies. There are still few premises of 300 up to 1 000 square metres available in Valimo 21.

In January, Valimo 21’s restaurant Valaja opened, and its offering has been planned to be high quality and unique compared to the other players in the area. The offering doesn’t fit a ready-made template: there will surely be something to satisfy everyone’s hunger. In addition to a traditional hot lunch, the restaurant’s selection includes Japanese ramen noodle soup, Hawaiian poke bowls and rich salads.

“Food and drink play an important role in Finnish working life. It should be possible to enjoy high-quality meals and drinks in the working environment also outside lunchtime,” says Hirvensalo.

In addition, Valimo 21 houses the organic Warrior Coffee Roastery & Café as well as the roastery’s production facilities that set the atmosphere for the large joint atrium yard.

Valimo 21 is the perfect setting for organising customer events. The atrium is suited for different kinds of events as is the renovated auditorium with its state-of-the-art AV technology that enables recording podcasts during presentations, among other things.

“In Valimo, we had the pleasure of partnering up with Tomi Kokko. His Lean in Five Weeks Challenge concept offers a comprehensive sports and well-being service that our customers can make use of, if they so wish,” says Hirvensalo.

In connection with the concept renewal, it was decided that Valimo 21 will not have its own gym. The reason behind this was the possible lack of users as many people are already committed to the gyms of health club chains, and there are many of those in the area.

Valimo 21 is easy to reach. As the name suggests, it is located at Valimotie 21 along excellent traffic connections. The walk to the Valimo train station takes five minutes, and the closest bus stop is just outside the building. If you drive your own car, you can access the location straight from Vihdintie. Ring Road I is only a few kilometres away, the distance to downtown Helsinki is less than 10 kilometres and to Helsinki Airport a little over 15 kilometres.

An Antilooppi property, a former bank at Paasivuorenkatu 3, Hakaniemi, Helsinki, has been selected as the main stage of the largest design and architecture festival in the Nordic countries.

Helsinki Design Week and real-estate owner Antilooppi are to continue their collaboration: once again, Antilooppi will be a main partner for the Week. The theme of this September’s event is Underneath, taking visitors deep into the design process and the development phase. The venue for the main event during Helsinki Design Week is at Paasivuorenkatu 3 in the Hakaniemi area, a property owned by Antilooppi.

“We see strong potential in Hakaniemi, an area undergoing exciting changes, as people are already interested in the district. In future, people will want to continue coming to work in an urban environment, and meeting other people will be a significant part of the world of work. More and more companies are establishing themselves in Hakaniemi, with its good services and transport links. The real-estate owner Antilooppi is again expanding its POOL flexispace network. It now offers the widest range of serviced spatial solutions of different sizes across the Helsinki region. The newest location, POOL Verk, was opened in February in the Kalasatama area of Helsinki. It is next to Teurastamo, a complex buzzing with culture, people, events and amenities.

Every detail down to the fittings, lights, small objects and potted plants has been carefully considered.

Antilooppi wants to enable spatial solutions that serve working people. CEO Tuomas Sahi says the company’s operations are above all people-centric.
