Antilooppi, a real-estate owner focused on office properties, achieved 100% certification of its portfolio, launched a completely carbon-neutral flexispace network and built seven new solar power plants in 2023. Read Antilooppi’s new Sustainability Report.

Antilooppi has continued its sustainability efforts through significant and tangible steps forwards. In spite of the changes on the markets and in the business environment, last year was a good one for Antilooppi, both in terms of its rental business and progress towards its sustainability goals. Clients now demand more. This is a good thing for a company that values flexibility and sustainability while providing quality, client-centric solutions. Antilooppi has an ambitious sustainability strategy. That allows it to help its clients progress faster towards their own sustainability goals.

Greenhouse gas emissions down by over 60% from comparison year

Antilooppi achieved an important strategic goal at the end of 2023. Its entire property portfolio reached 100% environmental certification through its excellent BREEAM and LEED ratings. Antilooppi is one of the first large real-estate owners in Finland to achieve certification of its entire portfolio.

“Sustainability has always been an essential element of Antilooppi’s business. Sustainability is crucial to our strategy and one of our values which we’ve strongly integrated across our business. We develop our existing real-estate portfolio and the adjacent areas sustainably with our clients’ views in mind. Last year, we once again reached fantastic milestones and took many tangible sustainability steps. We’re particularly proud of getting certification for our entire real-estate portfolio to internationally respected BREEAM and LEED ratings. We made big leaps in the sustainability of our properties and products. With the help of our turnkey Always Ready spaces, we significantly reduced our environmental impact. The success of these spaces tells its own story about the high demand for sustainable spatial solutions,” says Hannamari Koivula, Head of Sustainability and Property Management.

Antilooppi has committed to carbon neutrality by 2030, and it is well on its way to this goal: greenhouse gas (GHG) emissions in 2023 were 62% lower than in the comparison year of 2021 (Scope 1 and 2 emissions). The electricity consumed at all Antilooppi properties originates from renewable sources. In 2023, Antilooppi built seven new power plants in addition to the existing four. Of Antilooppi’s properties, 12 are already completely carbon neutral in terms of energy consumption, up from eight in 2022. The POOL flexispace network, which is now the largest in the Helsinki region, also achieved complete carbon neutrality across the network in 2023. POOL is Finland’s first carbon-neutral office network.

In addition to carbon neutrality, Antilooppi’s other focal point is well-being. In 2023, Antilooppi earned its first WELL certificate: this rates the impact of spaces on their users’ health and well-being. Siltasaari 10 in Hakaniemi, Helsinki was one of the first office properties in Finland to be WELL certified. It had previously earned a LEED Platinum environmental certificate with the highest score in Finland. The facilitation of well-being, meetings between people, and seamless work-life balance guide Antilooppi’s operations and the long-term enhancement of its properties and the surrounding areas.

Onwards with the green transition

Antilooppi intends to promote the green transition in line with its carbon-neutrality road map. In addition, this year Antilooppi has added climate-change resilience as a new theme in its sustainability programme. As well as slowing down climate change and reducing emissions, people must adapt to the effects of climate change, which will inevitably be felt in real estate. Alongside its resilience efforts, the company is focusing on the emission targets for the value chain.

Antilooppi has committed to the UN Sustainable Development Goals (SDGs) and to carbon-neutral energy consumption by 2030 as part of the global Net Zero Carbon Buildings commitment. In 2021, the company was one of the first in the sector to make a commitment to carbon-neutral construction by 2030. That year, Antilooppi achieved the goals of the Finnish office real-estate energy-saving agreement of 2017–2025 four years early. Antilooppi has chosen six of the UN SDGs as the most significant for its operations: Good Health and Well-being, Decent Work and Economic Growth, Sustainable Cities and Communities, Responsible Consumption and Production, Climate Action, and Partnership for the Goals.

Gofore Plc chose Siltasaari 10 as its new Helsinki metropolitan area office, motivated by quality, adaptable premises that support its employees’ well-being. The state-of-the-art facilities and services and the completely refurbished building also influenced Gofore’s choice.

Antilooppi’s Siltasaari 10 property in Hakaniemi, Helsinki, has received a significant new tenant: international digital transformation consultancy Gofore is gradually moving into the building by the start of 2025. The company had sought flexible, accessible offices for its employees in the Helsinki metropolitan area which would bring people together and enable smooth hybrid working. The building’s Platinum LEED v4 environmental certificate, with the highest points in Finland, also weighed in the balance. In 2023, the property earned a WELL Gold certificate, which is rare in Finland, as testimony to the positive impacts of the building on its users’ wellness. Gofore values the services on offer at Siltasaari 10 which boost well-being and everyday convenience, such as the 400-space bike park and showers.

Real-estate owner Antilooppi has achieved BREEAM or LEED environmental certification for its entire property portfolio, as one of the first and largest companies in the field in Finland. This is a significant achievement given the size of the real-estate portfolio and the excellent ratings awarded to individual properties.

The Finnish real-estate investment firm Antilooppi has achieved its important strategic aim of environmental certification for its entire portfolio. Antilooppi, which is known for its long-term sustainability efforts, is one of the first real-estate owners to achieve complete certification of such a sizable portfolio, over 400,000 lettable square metres. In addition to offices in the capital area of Finland, the company also owns the Ruoholahti shopping centre in Helsinki.

Siltasaari 10 in Hakaniemi

Most of the company’s office properties have achieved a BREEAM In-use environmental certificate. Of the BREEAM In-use-certified properties, as many as 10 have achieved an Excellent rating and the remaining 18 a Very Good rating. Of the five LEED-certified properties, two have achieved the highest level, Platinum: Siltasaari 10 in Hakaniemi and Lintulahdenvuori in Suvilahti, both in Helsinki.

Progressive sustainability in response to client needs

Impartial third-party certification is an important part of Antilooppi’s sustainability efforts, as it helps demonstrate the level of properties’ sustainability, as well as meeting stakeholders’ sustainability expectations. Client companies increasingly appreciate sustainable offices, which is reflected in their expectations: they expect not only environmentally certified premises, but also sufficiently high levels of certification.

Certification, which must be renewed every three years, also serves as an important tool to guide the continual development of properties’ environmental sustainability. Antilooppi has also set the goal of achieving carbon neutrality by 2030.

BREEAM (Building Research Establishment Environmental Assessment Method) and LEED (Leadership in Energy and Environmental Design) are the world’s most respected environmental certification systems for buildings. BREEAM In-use evaluates the environmental efficiency of buildings holistically in several areas. These include health and well-being, transport, energy, water, materials selection and resources, risk management and resilience, land use and ecology, and emissions management. The LEED certification system, in turn, also comprehensively assesses buildings’ sustainable development solutions.

The refined food and drink offering and warm atmosphere of Bistro Le Coin entice guests in for both lunch and dinner. Eero Suhonen, who was worked in some of Helsinki’s top restaurants, and restaurant professional Hanna Kaartoaho are at the helm. The main owners of the establishment are known for the bistro Mauritz, which has garnered top reviews and media attention, on the other side of Helsinki.

The food scene in the Hakaniemi area of Helsinki got a new addition when the Bistro Le Coin, serving French cuisine, opened its doors in the historic building of Siltasaari 10 on 19 September 2023. The combination of traditional bistro atmosphere with the freshest ingredients promises a dining experience that will attract people back again and again.

“Our customers — or guests, as we prefer to call them — can not only enjoy high-class food and drink, but also a relaxed atmosphere and cheerful, friendly service. We don’t stand on ceremony here, and we want guests to enjoy themselves for hours at a time,” restaurateur Eero Suhonen says.

Suhonen has been in the restaurant businesses for over 25 years. He has worked as a chef de cuisine and head chef at the Katajanokka Casino, the Töölönranta restaurant, and the Nylands Jaktklubben restaurant. In the dining room, the restaurateur and restaurant manager Hanna Kaartoaho, who also has extensive experience in the business, ensures guests are satisfied.

It is easy to predict success for Bistro Le Coin, as it is backed by the same main owners as the bistro Mauritz in Munkkiniemi, Helsinki, which has in a short period become a favourite of both diners and the press.

Unforgettable taste experiences from lunch to late

The food philosophy of Bistro Le Coin is strongly rooted in France, but it has also drawn inspiration from elsewhere in Europe. The key is clean, high-quality and sustainably produced ingredients. The dinner menu has four different set menus, one of which is vegan. All dishes are also available à la carte.

The Menu Classique offers, as its name suggests, classic French delicacies, while the rustic Menu Le Coin consists of heartier fare. Gourmands can treat themselves to the sumptuous five courses of the Menu Chef, and the carefully curated wine selection has a particular emphasis on European producers.

“In addition to familiar names, our wine cellar has premium rarities. We put quality first in both food and drinks, with an ear to our guests’ needs and wishes. That said, we want to keep prices reasonable,” Suhonen says.

The dining room seats 80, in addition to which there is an intimate bar. Dinner is served from Tuesday to Saturday, and from Monday to Friday an à la carte lunch and a three-course lunch menu are served.

Hakaniemi’s gastronomical development continues

The atmospheric restaurant space on the ground floor at Siltasaari 10 was assiduously restored during the summer. The new bar counter gleams, the walls have been repainted and many of the fixtures have been replaced. By contrast, the stunning old floor and light fixtures have been retained. The unique setting of Siltasaari 10 garners high praise from the management.

“This is an absolutely fabulous building and premises. Hanna and I are extremely excited about to open a restaurant in such a great location in the middle of bustling Hakaniemi. Working with Antilooppi has been a pleasure, too. They’ve taken really good care of us,” Suhonen says.

Associate Director Tero Nyström, who is responsible for the restaurant facilities in Antilooppi properties, says that the new bistro is an excellent complement to the attractive restaurant cluster at Siltasaari 10 and the entire offering of the Hakaniemi area.

Antilooppi’s Siltasaari 10 property has been certified according to WELL v2 Core, an internationally recognized standard of building wellbeing. Siltasaari 10, which scored at the Gold level, is Antilooppi’s first property to earn WELL certification.

WELL certifies that property conditions support wellbeing

“The certification process guided us to make our building’s conditions even more functional. We see this, for example, in the comfort of the common areas and in working conditions, such as ergonomics. Antilooppi sells Takkatie 1 office property to Corum. The property is situated in Pitäjänmäki submarket, close to commuter train station. In addition, the new Jokeri light railway starts serving the property in 2023.

The property has BREEAM Very Good environmental certificate. Building’s lettable area is 5,000 m² and it has 122 parking places. Entire property has been leased to Fellowmind Oy.

American artist Scott Caris will set up a POP-UP exhibition at Siltasaarenkatu 10 from February 2 to February 15, 2023.

About the Artist

Scott Caris (b.1966) is an American painter, illustrator and graphic artist. Over the past three decades, Scott has continued to refine his unique style of figurative image making. From his most recent Pandemic Reaction Collection of retro style, dark humor pen and ink illustrations to his deliciously merciless portraits of Donald Trump and other public figures, Scott’s “Graphic Pop” style is unmistakable. He brings an independent attitude and D.I.Y. spirit of his work, encompassing a wide range of subtle – and not so subtle – popular and personal culture references. He might be best understood as an indie outliner – one who fiercely follows his own quirky insights and personal intuitions and is considered by some to be a sly master of our era’s central zeitgeist.

The new solar power station in the traditional Paasitalo in Hakaniemi produces clean and renewable solar power for the property’s needs. The station began operating on 16 December 2022.

The construction of a new solar power station at the property at Siltasaarenkatu 12 was completed in December. The rooftop station will from now on produce responsible and completely emission-free solar power for the needs of Paasitalo.

Climate-friendly solar power is a renewable energy source with a low environmental impact that helps reduce the carbon dioxide emissions of the property and the amount of electricity it needs to buy. Solar power is an excellent support tool for Antilooppi to reach the goals stated in their sustainability strategy, in which the company is committed to switching to only using carbon-neutral energy and having a carbon-neutral real estate portfolio by 2030.

“Our carbon neutrality path guides us towards our climate goals through concrete sustainability actions. Promoting our own renewable energy production is an important part of this work. The solar power station in Paasitalo is a great achievement for us and yet another step towards reaching these goals,” says Hannamari Koivula, Head of Sustainability at Antilooppi.

The solar power station at Siltasaari 12 has a total of 99 solar panels and a total power output of 36.63kWp. The station will produce approximately 32MWh of energy for the property’s needs during the first year. Energy yields will peak during the summer season. The amount of produced energy is equal to the amount of annual energy consumption of approximately 20 one-room flats or to driving 125,000 kilometres with an electric car. The solar power station is produced by the electricity company Helen Ltd.

The new station is a part of the first phase of the solar power project at Antilooppi, in which four properties received their own rooftop solar power stations during 2022. The company has been making other long-term efforts in trying to switch to renewable energy as well: for example, Paasitalo and all the other properties of the company use 100% renewable electricity, and the company is constantly working towards increasing the share of renewable heat. Other ways of utilising renewable energy in the properties are actively explored as well.

The newly published sustainability report highlights the priorities of Antilooppi’s strategy in terms of carbon neutrality, wellbeing and responding to ongoing changes in working life.

Finnish real estate investment company Antilooppi, which focuses on office premises, has published its second annual sustainability report. Responsibility is one of Antilooppi’s core values, and sustainability priorities are closely integrated into both the company’s own operations and the flexible, innovative solutions of its premises.

Antilooppi is systematically progressing towards its goal of a carbon-neutral property  portfolio. The company is committed to the UN’s Sustainable Development Goals and carbon-neutral energy consumption  in line with the global Net Zero Carbon Buildings commitment by 2030. Last year, Antilooppi was among the first players in the industry to sign a commitment to include also carbon neutrality in construction. Antilooppi has also exceeded the targets of the Finnish voluntary Energy Efficiency Agreement for property sector  four years ahead of schedule. The digital remote monitoring of properties has generated significant annual energy savings of 1680 MWh, while the waste recycling rate has already been increased to 66% compared to the national recycling target of 55% by 2025.

“We are developing our existing property portfolio and the neighbourhoods around these properties in a sustainable way by listening to our customers. Our systematic and strategic responsibility work has achieved excellent concrete results. This work will continue by addressing issues such as the environmental certification of properties, the development of a carbon-neutral roadmap and increase in renewable energy. We have already reduced our carbon footprint each year, increased the share of wind power to 50 percent of electricity and begun building solar power plants. We are also investing in electric car charging points,” says Hannamari Koivula, Head of Sustainability and Property Management at Antilooppi.

 

Responsibility responds to changes in working life

The newest POOL opened recently in the historic and fully renovated Siltasaari 10, which has been granted the LEED Platinum environmental certificate with the highest score of any construction project in Finland. The number of POOL locations will be further expanded with the addition of at least two new locations during 2022.

“Siltasaari 10 is an excellent example of our versatile  responsibility work. The renovation extended the lifespan of the building, and the facilities are designed to serve a changing, modern working life. The services of the property enrich the surrounding environment and rejuvenate the neighbourhood. We want our premises to support the wellbeing and productive work of our customers while taking into account climate goals. We are also currently acquiring WELL certification that focus on the health, wellbeing and comfort of our customers,” Koivula continues.

LEED is the world’s most widely used green building rating system. Achieving the highest Platinum rating reflects the first-class environmental responsibility and performance of the entire property.

The Siltasaari 10 property in Hakaniemi owned by real estate investment company Antilooppi has been granted the LEED Platinum environmental certificate. The property’s LEED (Leadership in Energy and Environmental Design) score of 85/110 is the highest achieved by a construction project in Finland, according to the current LEED v4 certification. The global LEED certification comprehensively covers responsibility and sustainability solutions.

“We were initially aiming for Gold level, but we soon realised that we have a chance to reach Platinum, so we raised the bar even further,” says Asset Manager Tuomas Hulkkonen.

For property users, the LEED Platinum level of Siltasaari 10 can be seen, for example, in terms of great accessibility thanks to its prime location and excellent social facilities. One of the central themes of the design was to guarantee cyclists at least as good an experience as drivers, so the property has a parking garage for 400 bicycles and even a bicycle repair station. Siltasaari 10 also has a digital heating and ventilation system, as well as a high level of overall energy efficiency. In addition, the property received almost full marks for indoor air quality.

“Siltasaari 10 is a historic property that we were able to bring right up to date with a complete renovation while respecting its history. Responsibility is evident in everything from the quality of the indoor air, water consumption and low-emission materials used in construction. The conditions for users are excellent, and the wellbeing of our clients has played a key role in the design and implementation of Siltasaari 10. To back this up, we are also obtaining WELL certification for the site,” says Hulkkonen.

 

Aiming for 100% certification by 2023

The real estate investment sector plays a significant role in climate change, with construction and buildings accounting for 40 percent of global climate emissions. Environmental responsibility is also an increasingly important theme for Antilooppi and its customers, and well-established certification allows for an objective assessment of a property’s responsibility. Of the total floorspace of Antilooppi’s property portfolio, 30 percent is now certified. Antilooppi has a total of nine LEED or BREEAM certified properties, and several new certification projects are currently underway. Antilooppi’s goal is to achieve 100-percent certification of its portfolio by 2023.
